Article 1 – General Information

1.1. These general rental conditions (hereinafter the “General Conditions”) apply to all rentals of guest rooms (hereinafter the “Rooms”) concluded between the owner of the establishment (hereinafter the “Lessor”) and individual consumers (hereinafter the “Client(s)”).

No special conditions may, without the formal and written acceptance of the Lessor, prevail over these General Conditions. Therefore, any contrary conditions set by the Client shall, in the absence of the Lessor’s express acceptance, be unenforceable against the Lessor.

The Lessor reserves the right to modify these General Conditions at any time, it being understood that such modifications shall apply only to reservations made after said modifications.

These General Conditions are made available to any Client upon request and are also accessible on the Lessor’s website: www.leniddumassereau.fr
. They are provided upon Reservation Confirmation sent to the email address supplied by the Client. Unreserved acceptance of these General Conditions is implied upon any Room reservation.

Thus, the Client explicitly acknowledges having received, prior to booking the Rooms and concluding the contract, clear and comprehensible communication of these General Conditions, as well as all information listed in Article L.121-17 of the Consumer Code, in particular:

the essential characteristics of the services, especially the Rooms, offered by the Lessor;
the price of the services and Room rentals, as well as accepted payment methods;
information relating to the identity, activity, and contact details of the Lessor;
information concerning the absence of a right of withdrawal.

1.2. These General Conditions are written in French, in their original version, which prevails over any translated version in a foreign language.

If any provision of these General Conditions is deemed null or ineffective by a court, administration, or authority, this shall not affect the validity of the remaining provisions.

Failure to exercise, at any time, a right or prerogative granted herein, or failure to require performance of any provision, shall not be interpreted as a modification of the contract. Likewise, this shall not constitute an express or implied waiver of the right to exercise such prerogative in the future or to require strict performance of obligations.

Article 3 – Description of Services – Guest Rooms

3.1. Rental services, Rooms, and any additional or complementary services offered by the Lessor are described in detail on the Lessor’s website. While every effort is made to ensure that photographs are accurate and up to date, variations may occur due to technical characteristics and color resolution.

To maintain comfort and renew furniture and equipment, the Lessor reserves the right to replace certain items shown in photographs. The Client may not claim compensation or challenge the reservation due to outdated images.

The Client may contact the Lessor for further details using the contact information in Article 2. A specific quote may also be provided depending on the Client’s needs.

3.2. The Client is informed that Rooms are designed to accommodate a specific number of persons. The Lessor reserves the right to refuse additional persons without liability. The Client acknowledges that the rental is limited in time and does not grant any right to remain in the premises.

Article 4 – Formation of the Contract – Booking Conditions

4.1. Reservation Confirmation
The Client may consult service descriptions via the website or by contacting the Lessor. A Reservation Confirmation is sent by post or email, including details, prices, and payment terms.

4.2. Payment of Stay
Unless otherwise agreed, reservation confirmation is subject to full prepayment. Payment implies full acceptance of these conditions and constitutes a binding contract, subject to Articles 4.5 and 4.6.

4.3. Online Booking and Payment

4.3.1. The Client may book online by:

accessing the website and following instructions;
completing the reservation form with required personal details;
verifying and correcting information;
confirming the booking and total price (including taxes);
completing payment via the online system.

A confirmation email is sent immediately.

4.3.2. The Client must validate the booking by clicking “booking confirmation with payment obligation,” confirming acceptance of these General Conditions.

Clients are advised to download or print these conditions.

4.4. No Right of Withdrawal
In accordance with Article L.121-21-8 of the Consumer Code, the Client does not benefit from a statutory right of withdrawal.

4.5. Modification / Cancellation by the Client

4.5.1. Reservations cannot be modified once confirmed, unless agreed by the Lessor. Late arrivals must be communicated (especially after 7 p.m.). Failure to do so may result in cancellation.

4.5.2. Cancellation Policy:

15 days or more before arrival: full refund
Less than 15 days: 30% retained
Less than 8 days: 50% retained
Less than 2 days: 100% retained
(excluding tourist taxes)

4.5.3. No-shows or shortened stays: 100% retained (excluding tourist taxes).

4.5.4. All changes/cancellations must be communicated in writing.

4.6. Modification / Cancellation by the Lessor

The Lessor may cancel or modify a reservation due to exceptional circumstances and will attempt to offer alternatives.

If canceled, the Client will be fully refunded.

4.6.1. Cancellation for Rule Violations
The Lessor may cancel without notice for serious breaches of rules. No refund will be granted.

Article 5 – Prices and Payment Terms

5.1. Prices
Prices are listed on the website. VAT is not applicable (Article 293B CGI). Prices may change but only affect future bookings.

5.1.2. Additional Services
Meals in jars (starter, main, dessert) are available and payable during the stay.

5.2. Payment Methods
At departure, an invoice is issued. Accepted methods: cash, credit cards, bank transfer, cheque, and holiday vouchers.

Article 6 – Obligations of the Lessor

6.1. The Lessor shall provide the reserved Rooms for the agreed duration.

Check-in: from 5 p.m. (late arrival after 7 p.m. must be reported)
Check-out: by 11 a.m.

6.2. The Lessor guarantees peaceful enjoyment of the Room and availability of equipment, except as stated in Article 4.6.1.

Article 7 – Obligations of the Client

7.1. Use of Premises
The Client must use the property responsibly. Smoking is strictly prohibited indoors. Respectful behavior is required.

The Client is responsible for damages and must report any incident.

7.2. Pets
Pets are not allowed, except guide dogs.

7.3. Swimming Pool

Not heated
Open May to September (weather permitting)
Hours: 8 a.m. – 7 p.m.

Use is at the Client’s own risk. Safety precautions must be followed.

7.4. Minors
Minors remain under the sole responsibility of their guardians.

7.5. Personal Belongings
Rooms have coded locks; bike storage is secured. Personal belongings are the Client’s responsibility.

Article 8 – Force Majeure

Force majeure refers to unforeseeable, unavoidable events beyond control. In such cases, no liability applies.

Examples include natural disasters, weather events, or any situation preventing safe accommodation.

Article 9 – Personal Data

Client data is collected solely for booking purposes and may be stored. In accordance with French law, Clients may access, modify, or delete their data.

Clients may accept or refuse marketing communications.

Article 10 – Applicable Law and Disputes

In case of dispute, parties agree to seek an amicable solution within 31 days after written notification.

10.1. Jurisdiction
Disputes fall under French law.
